Seller's Checklist: After Going Under Contract

Communication:

  • Contact your attorney: Discuss closing timeline, contract terms, and any questions you have

  • Contact your agent: Gather and provide any outstanding disclosures to the buyer

Attorney/Inspection Review:

  • Prepare for Inspection: Make sure all utilities are turned on and the home is accessible when the buyer schedules the inspection of the property. This typically occurs within five business days of signing the contract. 

  • Attorney Review: Discuss with your attorney any sections of the contract that you wish to alter and any requests from the buyer in terms of contract modification and/or inspection repair/credit requests.

  • Appraisal: The buyer’s lender will schedule an appraisal of the property. Discuss with your agent and attorney whether there will be an onsite appraisal where you will need to provide access to your property. 

Financial & Logistical:

  • Loan Payoff Letter: Request a loan payoff letter from your lender and tell them your estimated closing date.

  • Moving: Schedule movers and secure packing supplies (consider a moving timeline).

  • Address Change: Forward change of address notification to USPS.

  • Utilities: Schedule utility shutoff/transfer for closing date.

Final Steps:

  • Final Walkthrough:  Ensure that the property is in “broom clean” condition for the buyer when they perform their final walkthrough of the property (typically the day before closing). 

  • Closing: Arrange with your attorney to either pre-sign closing documents or attend the closing to sign. You will need government issued identification.

  • Transfer Keys: Discuss with your agent and attorney about the best way to transfer keys, garage openers/codes, etc. to the buyer.

  • Receive Your Proceeds: Discuss with your attorney how best to receive your disbursement from the sale of your home.   

Optional:

  • Homeowner’s Exemption: If you are selling your primary residence, search online via the Cook County Treasurer’s website for your tax bill to ensure that you have been receiving a homeowner’s exemption credit on your taxes. If you are not receiving this, your attorney can help retroactively obtain overpaid taxes. 

  • Buyer’s Gift: Prepare a welcome basket for the new homeowners (optional, adds a nice touch).

  • Stay in close communication with your realtor and attorney throughout the process.

  • Be prepared for minor closing adjustments that are out of your control.
